01

Buying property in Cyprus? When should you deposit the sale contract?

The usual deadline is six months from signing. Statutory exceptions apply, and a court may permit late deposit. Depositing the contract helps protect the buyer under the specific performance law.

02

Can your will leave everything to anyone you choose?

Not always. Where Cyprus succession law applies, reserved-share rules may limit what you can leave by will. The answer depends on surviving relatives and the law governing your estate.

03

Can you start a Cyprus company on your own?

Yes. A private company limited by shares can have a single shareholder. It still needs the required company officers. In a single-member company with one director, that director may also act as secretary.

04

Does a Cyprus residence permit automatically let you work?

Not necessarily. For non-EU nationals, work rights depend on the immigration category and permit conditions. Before starting employment, confirm that your status authorises the proposed work.

06

Is signing your will enough?

Under the ordinary Cyprus formalities, no. You must sign or acknowledge your signature before at least two witnesses present together. They sign in your presence and each other's. For a multi-sheet will, you and the witnesses must sign or initial every sheet.

07

Does your Cyprus company need a registered office?

Yes. A Cyprus company must maintain a registered office in the Republic from incorporation. This is the address to which official communications and notices can be sent.

08

How much paid annual leave are you entitled to?

The standard full-year minimum is 20 working days for a five-day week, or 24 for a six-day week. Entitlement depends on qualifying service; shorter service is generally calculated proportionately. More favourable terms may apply.

09

Can a verbal agreement be legally binding?

Yes. Cyprus law recognises oral contracts if the legal requirements are met. Some transactions require writing or other formalities. A clear written agreement makes the terms easier to prove.

No will? Does your spouse inherit everything?

Not necessarily. Where Cyprus succession law applies, a surviving spouse may share the estate with children or other relatives. Who survives you determines the statutory shares, after estate debts and liabilities are paid.

Buying Cyprus property as a non-EU national—do you need permission?

Generally, yes. Non-EU nationals require permission from the relevant District Administration under Cap. 109. That permission is separate from title, encumbrance, permit and contract checks—and does not by itself confirm that the purchase is safe.

Stuck in co-ownership—can one co-owner force a sale?

Potentially. If the property cannot be lawfully divided, a co-owner may obtain a certificate of indivisibility, serve the prescribed 30-day notice and then apply to the Lands and Surveys Director for a compulsory sale. The statutory conditions and procedure must be followed carefully.

13

Changed a director or secretary—how quickly must the Registrar be notified?

Within 14 days of the change. Disclosure in the next annual return is not a substitute, and late notification can attract charges. Update the company’s internal register and file the prescribed notice promptly.

14

Is an electronic signature legally valid in Cyprus?

It cannot be denied legal effect or admissibility solely because it is electronic, and a qualified electronic signature has the same legal effect as a handwritten one. Document-specific formalities and the recipient’s acceptance still need checking.

15

Does permanent residence automatically make you a Cypriot citizen?

No. Residence status and citizenship are separate. Naturalisation requires a separate application and compliance with the applicable residence and other statutory criteria; permanent residence alone does not confer Cypriot nationality.

New job—must your employer give you written terms?

Yes. Essential terms must be provided on paper or in an accessible, storable electronic form. The core information is due no later than seven days after work starts; other prescribed information is generally due within one month.

Can a beneficiary safely witness your will?

Avoid it. A gift to an attesting witness—or to that witness’s spouse or child—is void to that extent, although the witness may still prove execution. Use independent witnesses to protect the intended gift.

Does Cyprus Rent Control Law cover every tenancy?

No. Its protection depends on the statutory definitions, including relevant premises in a controlled area, a building completed by 31 December 1999 and a qualifying tenant and tenancy. Do not assume statutory tenancy merely because a lease has ended.

Why is your lawyer asking for source-of-funds documents?

For specified transactional work, lawyers are subject to Cyprus anti-money-laundering duties and must complete risk-based client due diligence. Depending on the client, transaction and risk, evidence of funds, wealth and economic purpose may be required—and the lawyer may be unable to proceed without it.

How long can a business take to answer a data-access request?

Normally, without undue delay and within one month. If complexity or the number of requests makes it necessary, the period may be extended by up to two further months—but the individual must be told within the first month and given the reasons.
